Why Property Makes Such Great Passive Income

Earning money without having to do much for it is the dream. If you can achieve this then your time is freed up to do other things, that could be things you enjoy or exploring other ways to earn money from business or your career. But it’s not something that’s easily achievable, otherwise lets face it, everyone would do it. But if you’re in the fortunate position to be able to earn passive income (as you already have money saved/ inherited etc that you can use) then property is a great way to go about it. Here’s why.

Reliable

When it comes to investing your money, property is a safe bet because homes are always going to be in demand. People will always need places to live so it’s not like you’re ever going to end up with a worthless product. Because it’s tangible and useful you’re not running the same risks as if you put your money into things like crypto or bitcoin even though there is good potential to earn with this if you’re smart/ lucky. Another good thing about property is that you can rent it out, and if you ever need the money you can sell in a fairly short timeframe as long as you’re following landlord and tenancy laws with the notice period. So if your financial situation changes then you have this as an option.

Sets you up for the future

If you’re able to keep hold of a property (or better still, a number of properties) then this puts you in such a good position for the future. It’s something you could leave to your children, they could sell them or live in them themselves and a great way to pass on your wealth. Houses are so hard to buy these days that it would give them a massive step up in life. You also have the option to live off the rental income once you retire too as a way to top up your pension without having to do any extra work, just have a property management company deal with everything for you. They’re the one that chase up tenants, sort repairs etc. You just pay the fees.

Money without the effort

You do need to have money up front to be able to buy a property like this to start renting out. You’ll need a decent sized deposit to become a landlord plus fees for the legal stuff, the management side, and making sure its all up to scratch with the decor and safety. But once that’s covered, your tenants’ payments should cover your mortgage payment plus fees, so they’re paying for the house and you’re paying it off without having to do any extra work. Once the property is paid off, then it’s all profit from there again without a whole lot of effort from you. That gives you more time to do other things you want to do in life or earn money in other ways.

Loan differences

When purchasing property, it’s important to research the various loans available so as to gain a clear understanding of the loan differences and find one best suited to your circumstances. Traditional mortgages offer competitive interest rates and longer repayment periods, yet require strong credit and an initial down payment. Personal loans may also be an option, but tend to come with higher rates and shorter terms. Hard money loans provide an alternative financing solution for those who may not qualify for traditional financing options, as these are secured by property and have faster approval processes. Each loan type comes with its own set of benefits and drawbacks. Taking time to research all your available options is important when financing this type of investment.
