You may have thus far kept your search broad because you didn’t want to miss out on anything great that might not tick every single box but were still work looking at. If you can, tighten it up a bit. Be pickier on location or cut out that extra bedroom if you don’t really need it. 

Don’t bother with anything that feels like a reach because it’ll probably stay that way. You want fewer maybes and more clear yes or no answers, otherwise you’ll keep going in circles, and when you make the final decision, you want as little noise as possible.

Consider The Top End Of Your Budget

Everyone wants a deal and it’s fair to hold out hope for one, but sometimes the perfect place is just sitting there for a little more than you hoped to spend. Now, it hurts a bit to admit that but you already know that you’ll probably stretch to it anyway, so it might be worth just looking at those places too and seeing how they stack up. 

Now, don’t jump into a property that’ll have you sweating the mortgage every month, but there’s often a noticeable jump in what’s available if you nudge the top end slightly, and that will help many of the lesser affordable options fall away if you’re spoilt for choice. If you’re already spending this much, it makes sense to see what else is just above the line before making a final call, and you may get more bang for yor buck in the same area.

It’s weird how many people treat the agent like someone to tolerate instead of actually using them as a resource. Yes, they want a sale, but most of them know their area inside out and probably know what’s coming up before it’s even listed and they can tell you if a house has sat there for months – or why it came back on the market. If you’re honest with them about your priorities and how long you’re prepared to wait or how far you’re willing to budge on location, they’ll be better placed to keep you in the loop. Or if you’ve decided to look in a brand new area, they’ll be better equipped to show you where to begin your property search.
